Easy three-step process

  1. Step 1

    Start with a 15-minute chat

Tell us about the home, your goals and the dates you may want to keep for yourself. We will listen first and explain the next useful step.

  2. Step 2

    Get a management plan

We review the address and comparable homes by hand, then talk through the listing, guest experience and practical setup for your property.

  3. Step 3

    We take care of everything

Once the plan is agreed, our team handles the work that keeps a stay moving, from reservations and guest questions to cleaning and maintenance coordination.

What we do

A clear, hands-on way to manage a short-term rental in Austin, with the details handled by one team.

We start with the property, the neighborhood and the way you want to use your home. Then we build the listing, coordinate the stay and keep the details moving.

From a Rainey Street condo to an East Austin home, the starting point is the same: understand the space, the guest's arrival and the responsibilities that need attention.

  1. Austin living room with a pale sectional, ceiling fan, television and shuttered windows

    List it

We shape a clear listing around your home's real features, prepare the information guests need and keep the presentation useful as the home changes.

  2. Austin living room with leather seating, a television, fireplace and large windows

    Manage and maintain it

We coordinate reservations, questions, turnover details and maintenance communication so the home is ready for the next guest.

  3. Austin living room with white seating, a patterned rug, ceiling fan, television and front door

    Wow your guests

A well prepared arrival, quick answers and careful follow through help guests feel looked after from the first message through checkout.

Listing and marketing

Your listing should help the right guest understand the home quickly. We organize the details, describe the spaces plainly and make sure house rules and arrival information are easy to find.

We keep the presentation useful as seasons, amenities and neighborhood questions change. The goal is an honest expectation before a reservation is made.

We can review the information you already have, note what still needs to be photographed or clarified and turn that into a practical preparation list. Clear details make it easier for guests to decide and easier for the team to answer follow-up questions.

Reservations

Reservations involve more than a calendar entry. We keep booking information organized, answer practical questions and make the handoff from booking to arrival clear for guests and owners.

You get a team that can follow the conversation and keep the next action visible, whether that means confirming a detail or coordinating a change to the stay.

We keep the reservation conversation connected to the home rather than treating each question as a separate task. That gives owners a clearer view of what has been asked, what has been answered and what needs attention before arrival.

Guest support

Guests ask about arrival, parking, access, house features and local plans. We respond with the property information at hand and keep communication focused on solving the question.

When something unexpected happens, we document the issue, involve the right local person and keep the owner informed about the practical next step.

Good support is specific to the home. We use the arrival instructions, amenity information and agreed house guidance to give guests a useful answer, then record anything that should be handled by the owner or a local provider.

Cleaning and maintenance

A reliable turnover is part of the guest experience. We coordinate cleaning and maintenance communication around the reservation calendar and the home's needs.

Small issues are easier to handle when noticed early. We help keep reports, requests and follow up connected so the property can be prepared for the next arrival.

The right routine depends on the home, its equipment and the people already involved. We can map those responsibilities with you, keep the calendar visible and help route a request when a repair or replacement needs a decision.

Permits and taxes

Austin short term rentals are regulated. The City says stays under 30 consecutive days need an operating license, and owners still have reporting responsibilities even when a booking platform collects tax.

We can discuss the steps and the questions to take to the City. Your property and jurisdiction determine what applies, so use the official links in the FAQ before deciding.

Licensing and tax questions belong with the current City and state guidance. We point you to the official pages, help you gather the property questions for a call and use those official pages to confirm the current requirements.

Free income estimate for your Austin home

Share the address, number of bedrooms, your name and email. We check real comparable homes by hand and will book a call to go over the results.

Tell us about parking, sleeping spaces, amenities and anything that makes the property different from the homes around it. Those details help us choose relevant comparisons.

Founder and President

Kent Morgan is the founder and president of One Fine BnB, a short-term rental management company running hundreds of vacation rentals from its Austin home base, with properties in several U.S. markets and internationally. The portfolio ranges from single condos to homes well over $2 million, which are managed on a dedicated luxury service tier.

A San Diego native, he started managing short-term rentals in Austin in 2010 and has lived in most of the markets he’s since grown into — NYC, the Florida beaches, Nashville, Las Vegas, Palm Desert, and Southern California. His companies have been early testers and development partners for major OTAs and short-term rental platforms.

Co-owner

Baris Ergin is a co-owner of One Fine BnB, a management company running hundreds of vacation rentals, and one of the three founders of BnB Genius, Inc., along with Chad Ozgur and Kent Morgan. Before short-term rentals he built and exited three tech companies.

At BnBGenius he works on the automation itself — the guest messaging, the task dispatch that fires on checkout, and the voice agent that answers the phone when a guest calls and nobody is free to pick up. He built it to give a host with one to five listings the tools a manager with hundreds of properties already has.
